New Canaan CT, Real Estate Property Information. What are the current market trends?  From the data below it appears that the New Canaan, CT market has normalized and is on a consistent upward trend.

This first chart shows the total home inventory in comparison to the number of days on the market.  It appears that the inventory has decreased over the last year while actual days on the market increased sharply with winter and early spring months.

 

This second chart shows the home sales prices are up significantly and currently days on the marked are just slightly higher than last year this time.   If you have been reluctant to list your home it NOW looks like a great time to get your home sold!

This last chart is significant in that you see an increase in the prices of New Canaan CT properties sold over those sold in 2002.  Take a look at the red line.  The information above this line indicated “the bubble.”  The real estate properties in New Canaan escalated rapidly upward on 2003 – 2004 held and then steeply tumbled starting in 2007 with most of the other economic indicators.  The red line represents the trends of real estate values without “the bubble.”  New Canaan CT properties have realized a major equity increase since 2002.
